Fence to London Road
Although this is not yet totally finished, 13 panels were recently stolen. We
have been working with our County Councillor Anthony Rowlands to get this resolved but any
information on the theft is gratefully received will be passed on to the appropriate authorities.

Inconsiderate Parking
As Samuel Ryder becomes ever more popular and surrounding roads restrict parking for collection and drop off, the escalation of inconsiderate and illegal parking at the entrance to the estate is more frequent. The Association met with Local and County Councillors and came up with a joint plan for protective bollards and parking restrictions to prevent this. The Bollards are now installed, and the parking restrictions have been the subject of public consultation. The proposed parking restriction scheme was greater than was originally discussed and we have made comment, as have a number of residents. We trust that the views expressed are taken into account before the scheme is implemented. There is also a lot of inconsiderate parking taking place across the estate – particularly large vehicles which are blocking sight lines and making driving conditions dangerous. Please park considerately at all times.

Gas Mains
Cadent have carried out some gas main renewals to New House Park but came to a standstill due to the depth of the existing mains and time constraints. We understand that they may return in a year or so once they have planned out the works more fully. They did eventually leave the highway in passable condition but whether the repairs to the concrete will survive the winter we wait to see! We will keep an eye on this.

Local Plan
The Association submitted a response to the Reg 18 consultation document and commented on the policies and schemes that affected our area. Following on from this consultation, the plan was revised and was then put out for Reg 19 review. The Association looked at the revised plan and whilst some of the comments had been taken on board it is not possible to make further comment on a Reg 19 submission unless the plan is regarded as unlawful, as defined by some very strict criteria. Nothing leads us to believe that it is, and therefore we made no further comment. It is essential that the council gets the Local Plan in place as soon as possible as housing numbers may change with the new government and this is the best way to protect St Albans from inappropriate developments.

Absent Landlords and Empty Properties
We are working with the council to encourage landlords to put empty housing back on the market. We are having some success but if you know of a property that is standing empty please let us know.
